Offer double garage 6x9 m / foundation + floor slab

we requested two offers from our construction company:

[*]Construction of a solid brick double garage 6x9m as part of the erection of our single-family house
[*]Construction of a reinforced concrete garage slab 6x9 m (preparation for double garage) as part of the erection of our single-family house

1st offer

Brick garage 6.00 x 9.00m, including storage room as part of the construction work of the residential building, foundation on strip footings (without graveling work, it is assumed that there is a gravel base provided by the client), the concrete slab will be roughly smoothed, masonry made of hollow brick d=17.5cm, exterior facade execution as plaster facade in white color, with visible wooden beam ceiling, flat roof waterproofing, one sectional door, insulated, size 5.00m x 2.135m, surface woodgrain, M-groove, color RAL 7016 anthracite gray with electric drive (the electrical connection is done on site by the client) and two remote controls, one side entrance door at an installation value of €2,000.00 gross incl. 19% VAT, including statics and execution drawings

Alternative: Additional cost for interior plaster: €2,900.00 gross incl. 19% VAT

Alternative: Additional cost for screed as cement screed: €2,510.00 gross incl. 19% VAT

Alternative: Additional cost for ceiling cladding made of Rigidur panels: €2,780.00 gross incl. 19% VAT

2nd offer

Reinforced concrete garage slab d=20cm for garage dimensions 6.00 x 9.00m as part of the shell construction work for the residential building, foundation on strip footings (without graveling work, it is assumed that there is a gravel base provided by the client), the concrete slab will be roughly smoothed, including statics and execution drawings

Additional cost: €12,860.00 gross incl. 19% VAT

I am an layperson and evaluating the offers is naturally difficult for me. There are certainly experts here who can provide an assessment of this. :)

I understand the two offers as follows: 1. Option = Garage will be built 2. Option = Preparation for self-construction of the garage, i.e. creating the base slab

We paid about 36k for a brick garage, which, however, has a floor area of only about half the size. You are talking about an insulated sectional door, has a manufacturer and model already been agreed upon here? Because if, for example, a Hörmann LPU62 of this size is installed, then the price of the entire garage is really reasonable. The door alone with installation – if it is the LPU62 – should be around 6 to 8k. I would also have the interior plastering done right away; you can easily do the ceiling boarding yourselves. Can’t the concrete floor be smoothed? For us, someone drove over the floor for hours with this "double propeller thing" until it was mirror-smooth. I don’t understand why cement screed is being offered?! Isn’t at least concrete of grade C30/37 or higher used entirely for the garage?

Whatever a visible wooden beam ceiling is supposed to be good for in a garage, my number one recommendation for garages is the provider "Bimsfertigbau Hoffmann" in Heimbach-Weis in northern RLP (not related or affiliated). Completely constructed on site from pumice slabs, also sloping along the boundary to measure.

Is an insulated door really necessary for an unheated garage?

In the end, we will probably choose a different general contractor, also because the garage is quite expensive in comparison. No... turnkey construction has a very good reputation around here (friends, relatives, coworkers across the board...)

Whatever visible wooden beam ceilings are supposed to be good for in a garage, my No.1 recommendation for garages is the provider "Bimsfertigbau Hoffmann" in Heimbach-Weis in northern RLP (not related or affiliated). Completely built on site from pumice slabs, also custom slanted border walls to measure.

No... builds in the Dortmund area and the districts of Paderborn / Soest. We are from the Soest district. Our choice will probably fall on a company from Bad Wünnenberg-Leiberg. However, we plan to build a house with a garage. I don't know if they only offer you the garage. Their focus is on single-family houses.
