No house building company - I gather everything myself

I think so. Normally, with the first house, you come up with a thousand things you could have done differently / better / planned. For me, thankfully, that's not the case, except for a few minor things. :)

Hello,

I hope this statement will still hold true in a few years. We have clients who have built their third home now and would plan differently again the next time. First a terraced house, then a semi-detached house, now a detached single-family house – next time probably a bungalow. That is understandable because personal circumstances/tastes change with each age. It primarily does not mean that planning was always wrong.

I also hope that this statement will still hold true in a few years :) I would definitely not build 3 times. My nerves... :D I think we have actually realized the ideal solution for us. Not least because we have already left behind a semi-detached house in which we rented for 15 years and have therefore naturally also given corresponding thought to the ideal living conditions for us. Of course, there is always room for improvement, but in the end the current solution, a spacious bungalow with a finished attic, almost fully meets our ideas. On the lower level is everything that is important for living and life for us and possibly guests. Living room, bedroom, dressing room, kitchen, guest room, 2 bathrooms, utility room, large hallway with gallery. The attic with two large children's rooms and a bathroom is reserved for the children. The walk-in attic serves as storage space. When the children have left the house, we old folks don't need to go up there anymore. At most to dust or to get something from the attic. :) We also planned the rooms according to size so that it is actually good to live with permanently. Where you spend the most time, i.e. living room, kitchen, children's rooms, very spacious and flooded with light and then decreasing in size depending on the purpose of use. I am optimistic about enduring in the house for a while. :)

let's just quickly get back to the topic, I don't want to bother but.. :D

What just came to my mind is something like insurance or a security certificate. The guy from the construction company said something about

1. an insurance he has that steps in if something happens on the construction site, like someone gets injured or something.

2. something from Dresdner Bank that secures that the building actually gets done... no idea what he meant by that :-(

Question:

F1: do I also need something like that in my case?
F2: do I even get something like that in my case? Or can only construction companies get that
F3: do I need ANYTHING in terms of insurance for this matter?

Regarding question 3: Builder's liability insurance (this might possibly be what is meant under point 1) and structural insurance you should definitely get.

Regarding point 2: Why didn't you ask him if you didn't understand what he meant? :)

Because there was already an hour of him rambling before, and I just didn’t feel like it anymore :cool:
