Hello,
we are building a city villa of about 150 sqm on a plot of about 600 sqm. We have now had our planning meeting with the developer, in which we coordinated our wishes with the planner. We can still make changes. Therefore, I now have specific questions about the floor plan for you, how you might divide this or that better/differently.
There are no questions about the price or the basic placement of the house on the plot, so I have omitted these details. The living room/the terrace faces northwest, the house entrance southeast.

Requirements of the builders
Style, roof type, building type: City villa because of the two full floors and storage possibility in the attic
Basement, floors: No basement, ground floor and upper floor
Number of people, age: 2 adults and 1 toddler, prospectively a second child
Space requirements on ground floor, upper floor: Ground floor - living room, kitchen, utility room, guest toilet; Upper floor - bedroom, dressing area, 2 children’s rooms, office, bathroom
Office: Home office
Open kitchen, cooking island: No open kitchen, but the possibility to “open” the kitchen area to the living room with a currently planned sliding door
Fireplace: No

What do you particularly like? Why?
If the office is located on the upper floor, the kitchen and living room can be larger. Nevertheless, the living rooms on the upper floor are still sufficiently sized for our purposes.
Preferred heating technology: Air-to-water heat pump with underfloor heating and controlled residential ventilation

What is the most important/basic question about the floor plan summarized in 130 characters?
Is the hallway on the ground floor wide enough to accommodate, for example, a wardrobe cabinet or should we plan an additional wardrobe niche (recess the wall in the utility room)? The shower in the guest toilet should definitely remain.
On the upper floor, the children’s rooms are reduced to approx. 13 sqm in favor of the sleeping area and office, and the bedroom is extended to approx. 3.6 m. Is the bedroom then large enough for a bed (1.8 m x 2 m) regarding clearance space to the wall? There are now at least 90 cm around the bed, is that too tight? In your opinion, is the dressing area of approx. 1.95 m x 3 m sufficient? Should the window in the dressing area stay or be removed in favor of more space?
We plan to reduce the hallway on the upper floor to a passage width of 1 m in favor of the office and bathroom. Is 1 m passage width acceptable or what width would you recommend? On one side of the hallway is the stair railing, so it should not actually feel too cramped, right?
