Hello everyone,

After a long time of quietly reading along, I have now registered and would like to hear your opinions on our current planning status. The house is planned to be lived in for about 15-20 years and then sold. So let's go!

Plot size: 620 m²
Site coverage ratio: 0.4
Floor area ratio: 0.8
Building envelope, building line and boundary: 12m x 14m
Number of parking spaces: 1 + 1 garage

Roof type: pitched roofs

Other requirements: drainage ditch in front of the building envelope to the south, 3 m wide, planned with a 4m wide crossing

No favorite, but if the constellation with subsidies etc. fits, it can gladly be a geothermal heat pump again. Otherwise, price-performance ratio should be right.

Hi,

quickly:

- why do you have two living room areas?
- why does the staircase go through the TV area?
- T-solution in the kids' bathroom doesn't work. Bathroom is too narrow at 2.2m (or did I misread?).

I find it a bit unfortunate that with so much space the children's rooms are less than 15sqm in size. The fact that the hallway and the gallery are significantly larger at the same time shows that the space distribution is unbalanced.

The entire living-dining-cooking area is almost 80sqm but is nowhere really spacious.

The study will be difficult to furnish. Where should (filing) cabinets go? Where will the desk be placed?

What is the point of the imaginary dimensions of the walls or even the fracture along the garage wall, but above all: why don't you rather build a nice house to live in, instead of giving the rooms the arrangement and dimensions assigned to them by the facade? - who is supposed to live there and pay off the mortgage: the facade or you? - feeding your feelings of happiness only from the neighbors’ envy of the perfectly styled designer hut doesn’t last long :-(

The kitchen might be too narrow for a seating island: 338cm - 60cm row - 100cm row spacing - 100cm distance from island to wall = only 78cm remain for the island and that is in rough construction dimensions

Hello everyone and thank you very much for the previous answers,



In one area we want to sit together with our guests, the other area is meant for watching TV and reading.



A cantilever staircase is planned and the whole thing is designed to be open.



Why does it not work from your point of view? Aren't the approximately 80 cm between the washbasin and the T-wall sufficient?


The children's rooms are primarily intended to serve as sleeping rooms and not as living rooms, and since the children are already 14 and the current children's rooms only have about 15 sqm, we thought this would be sufficient. We also considered dividing the gallery into the children's rooms, but then the upstairs hallway would be dark and have no window.


What exactly do you mean by that? What is generous, and how do you think it could be done better?


The study is actually not intended to be used for working. There should be a small desk and a cabinet on one wall for the most necessary documents. We should not keep invoices from 20 years ago .


First I want to say that the plan was drawn by me. I am not an architect or draftsman. The break in the garage wall will of course not be executed like that. I only did it so that a 3D view could be created. But I haven’t discovered any phantom dimensions. The dimensions are at their greatest extent 11 x 13m. Where do you see phantom dimensions? This will now be our third property where we would like to implement all our wishes. Of course, we want our house to look good from the outside as well, but not for the envy of other people. We don’t believe in fake friendships and don’t feel the need to use any status symbols.

What is a nice house and why can one not live well in this floor plan? What is disturbing? What can be improved?


The calculation is almost not correct, starting dimension is 338cm + 60cm. So 138cm remain for the island. The kitchen is also not fixed and we are open to suggestions on how the kitchen can be arranged.
