Hello dear forum,

we are now presenting our planned house and would be grateful if you could give us a few honest opinions about it. We are basically very satisfied and have by now submitted the building application. But maybe there is still something we don’t see.

The ground floor (or also basement) will stand completely free at the front, so that we want to enter the house at ground level or drive through the garage. The remaining sides will partly disappear into the slope.

The two smaller children’s rooms on the upper floor are planned for the children’s first years. When they are older, they should move to the ground floor. There are the two large rooms.

Please do not take the furniture layout too seriously. This does not play a role here at first.

I would really dislike that I can only go out onto a balcony from my living room....

Very many doors in the entrance area, but somehow no space for a wardrobe. In the upstairs bathroom, you have to pass between the shower partition and the washbasin every time, it looks very tight.

And for 36 people + 2 children, it would be too cramped for me ;)

Hmm, I am also very reserved when I read that the plan is supposed to be final. I would basically have arranged the living/dining area with kitchen in the basement and placed the bedrooms upstairs. Or planned a split-level variant. For me, there is nothing better than going out to the garden on one level. Everything else always feels like an apartment to me.

So... for 214 sqm (+attic) you only have 10% more actual living space than we do with 125 sqm.

So I see an incredible amount of room for improvement and optimization. Writing it all down on the go is unfortunately a bit much, but it doesn’t really make much sense either, because the short version is: Tear everything down and start anew.

I can’t believe this is supposed to come from a motivated architect.

2x16m² rooms for working and guests but the children get 12m² tucked away ? somehow disproportionate ;)
