New construction with existing debt - feasibility question

Well, on paper everything is feasible with that net income.
But with almost 9k monthly income and practically no equity, financing the kitchen and iPads (!?!?) just doesn’t add up.
Where is all the money going?
Is prepayment penalty a term you know? Not much will be left from the sale.

If you build a big house now for three children, then in 15-20 years the house will probably be too big for you again. I would first consider whether the old house can be changed, possibly extended, before planning such an expensive new build.

You are young. You can still climb a few steps to the garden. And with small children it’s not so bad in an old building if something breaks; much more annoying in a completely styled new building. What is wrong with normal radiators? How old is the house?
