Oh yes, I know that, we also underestimated that item. Well, everything will just be finished next spring :-) And we don’t need a designer garden either.. but a little fence, a nice terrace.. and poof, the money is gone.

Sorry, I don’t want to be offensive – but if you only focus on the offer prices, then I’m not surprised. Take a look at this thread, especially the explanations from Doc:

My calculator shows €200,000 ./. 135 = €1,481.48. I don’t know how you get your calculation, but to reduce to pure living space, you also need usable area; built usable area ;)


You can certainly do it that way; however, I doubt that – with a material price of €20.00/sqm – you will enjoy the carpet for long. If you proceed as obviously planned, you will spend money again for carpet flooring in about 2 years at the latest. Then the question arises for me what is cheaper: buying and installing a high-quality material once or starting over every 2 years.

I consciously assume this amount – if you don’t need it, all the better; you have leeway for other nice things in life. But if you need this amount and haven’t accounted for it in your financing, the frustration at the end will be quite high, since refinancing today is no longer so easily possible; and if so, then under rather unpleasant conditions.


12 years – that’s worlds in housebuilding; as of 01/01/2015 house prices will increase btw by around 3-4%.

Of course, you can go to the colleagues Anhängerkupplung; there you will certainly find a single-family house for under TEUR 150 AND buy a basement for TEUR 9.9 ... as well as underfloor heating for TEUR 5, etc. Whether, however, you have made a happy choice with this equipment, you will (unfortunately only) find out upon resale; then it is usually too late.

For the actual cost calculation of in-house work: the material price of the coverings alone is not enough. With carpet, a lot of waste must be accounted for with roll goods, plus baseboards and adhesive. Wall primer? For brushes, putty knives, and other tools and consumables, a few hundred euros add up! Better to plan generously and have some left over afterwards than it might become tight.

Thank you for the many responses.

Again regarding the financial situation: I am not concerned about security in terms of the loan amount to be able to pay for everything, but about the actual costs. For someone who wonders whether they need to take out a loan of €330k or €350k, it might look different; here I also advocate for "to be safe, €20k more." As already said, additional costs will not kill me if they do occur.



Because of air gaps that hinder heat transfer. Special covering, since normal carpets don’t handle the heat. Fundamentally nonsensical, because carpet never feels cold in warm rooms.



I come from 135m² floor area to 120m² living area due to the sloping ceilings and the halving of the living area m² in the range of 1-2m ceiling height. Apart from the attic, no further usable space is necessary; I count the utility room as "living area" in that sense.



I am increasingly realizing that as well. Unfortunately, that does not apply to salaries in Germany.

Regarding the outdoor area: These are things that grow over the years anyway and do not have to be finished immediately at move-in (fence already), which is why I do not include them here.
