The plots could certainly be combined even without the following differently divided separation. That in turn sounds like a fragmentation desired by the framework provider, so probably not suitable in depth for a three- or four-family house, possibly with the existing building as the core of the development. Does that mean there is only a densification development plan for gardens and rear parcels, but the street plot itself falls within the §34 area?

Here is the development plan.

The two properties are outlined in purple.
At the bottom, you can see the existing building in gray.
The area marked in red does not exist; it would only be possible that way.
For the upper building window (marked in blue), there is the development plan with specifications. In the lower building window (marked in blue), there are no requirements.

In "Bebauungsplan2," I have marked where the boundary between the two properties runs and roughly how I would like to shift it.
This would make the upper property with the new building somewhat larger.
I would then want to sell the lower one with the existing two-family house. (According to the current plan)

Please just say right away that we already know you and your story: I have nothing against password forgetters who simply register again — it doesn't bother me. But not linking to the beginning of a story and letting us help here — with all the details that then have to be worked out or unintentionally repeated — as if it were about a completely new topic from a completely new member, that kills my humor. I'm out now :-(

Nice plot. I would divide it anew (but why not suitably rectangular?) and build a nice single-family house on the back part at the end of the cul-de-sac. Sell the two-family house in front. If the whole thing can even be cost-neutral, you can build somewhat more spacious/luxurious than 140m2 on an 800-900m2 plot and take out the missing 100-200K€ as a loan for it. For the resale price in the Greater Munich area, probably >200m2 of living space on 800m2 of land is more interesting for potential buyers.

If I were to divide it into appropriately rectangular sections, the existing double garage/workshop would be completely cut through. I would like to have it with the new property, that's why the division is like this.

What is more important to you? Being debt-free or living comfortably?

Being debt-free if you keep the two-family house is something nice, you can reduce working hours, take more vacations, etc.

Or you build new because you feel like it and enjoy your single-family house with the big garden, and even if you take out another 200k, that’s not the end of the world... at least for me... The question is: how is it for YOU?
