I also liked spotlights. And then we had a quote made by a lighting store with good references.

Conclusion: standard ceiling outlet everywhere. Preferably work with good dimmable lamps in the middle, which can possibly be set to different warmth levels, and set accents with floor lamps and table lamps. That can also be changed at some point. With [Affenschaukel] and cable duct, it can also be relocated.

Spotlights can no longer be changed.

I preferred to invest the money in central wiring so that I can switch outlets with lamps.

Cables of course are an additional cost.

These are the pure material costs.

But for me it is also understandable why these parts are so expensive with the general contractors. It is indeed work. There is also hidden effort, e.g. when plastering the in-situ concrete ceiling (sealing the boxes, later searching for them again and carefully freeing/cutting/knocking, etc.)

For us, it is such that we build with a general contractor and, in principle, want to have the planning completed before the fixed price offer. Otherwise, it doesn't make any sense. The architect is also the general contractor, who is commissioned according to HOAI.

What procedure makes concrete sense here? Ask who is doing the electrical trades for him and meet with them?

I think clarifying beforehand is not necessarily required, at least not that everything is planned. I find it important to know beforehand what the extra charge for each item is. I have already had included in the additional agreements to the construction contract what the extra charge per socket, switch, etc. is, which are not covered by the construction service description. Then there is no nasty surprise.

That is very good. For which points in such a single-family house project would such a supplementary agreement still be useful so that you don't have to expect exorbitant prices afterwards?

You just have to decide that individually. I just read our [Bauleistungsbeschreibung], and tried to negotiate everything I wanted more of. That went well.

And then for the things that were included but not enough, I had the prices confirmed for example sockets, light outlets, switches, LED spots, snow guards, glass in the doors.
