Negotiate commission?

A "mediation and commission agreement," yes. But the broker was from the house bank. We "enticed" him with the financing through the house bank. That means: A change is certainly not impossible, but without arguments and incentives it will probably be difficult. Simply saying "This is too expensive for me now, just demand less commission" will hardly work. One possibility would be to approach the seller. In the end, the broker probably doesn’t care whether you share his commission or if he receives it from only one side...

According to her statement, the plot has already been on the market for about a year. We'll give it a try... :)

Then the old saying "Better a bird in the hand..." might be relevant for the real estate agent if no one is interested in the property.

So, where is the catch with the property?

Hhhmmm, so far I am still researching. No catch has been found yet.
I think, like the real estate agent, that it is due to the location. But for us, it is good :)

When I asked her how long it has been for sale, she said: "about 1 year, but that's because of the location, not everyone wants to go there from Potsdam or Berlin." Or at least something like that. We hope that something can be done about the commission and the price because the exposé never mentioned that there is a massive large bungalow or garage at the back of the property where the entire roof has collapsed (the roof is made of Eternit sheets, by the way). But the building is in great shape, we would renew the roof. The building saves us from having to buy a large garden shed :) But logically, something has to happen with the price, since nothing about it was mentioned and the Eternit sheets have to go, which is not exactly cheap either.

Yes, of course you are right, we have nothing to lose. We'll just try.
Well, logically might have been a bit "strictly" expressed, but in my opinion it does lessen the value of the plot.
It was always said to be a free plot. Now there is an old building with a collapsed roof, where the roof also completely consists of Eternit sheets. The building is thus practically unusable. Just the disposal of the sheets costs a lot. That would practically increase the purchase price. Because in addition to the purchase price, there is also the disposal of the sheets or the demolition of the building (although we would keep it).
