Good day,

I’d like to briefly join in. I am the partner of Mr. LIyod. We have the following plan:

Buy 4 terraced house plots,
Build 4 terraced houses and then rent them out.

We are only interested in the approximate costs and the steps we should take.

Planned costs:
Plot costs: 4x400m2 - €120,000
Terraced house costs approx. 100m2: 4x€80,000
---------------------------------------------------------------------------
€440,000

We want to raise €500,000. Houses will be rented out at €800-900 each.

4x900=3600€x12=€43,200x10 years = €432,000

If we add another 2-4 years, we will have paid everything off.

Our question now is, how do we proceed without having to spend money upfront?
1. Negotiate with the landowner
2. Survey the plots
3. Obtain offers from construction companies regarding the terraced houses
or consult an architect?

Who can give advice?
Or is the calculation not feasible?

I am really just an amateur, but the way you imagine it, it won’t work.
You don’t seriously believe that you can get a townhouse completely for €80,000, do you? What about the additional costs for the land and the construction of the house?

Am I right in seeing that you want to pay off the “costs” with the rent? Where are you going to get the money from at first? Take out a loan? You have to pay interest for that! So what kind of calculation is this with the €432,000 and the 10 years?

Do you really believe that you can rent the houses out for €800-900? Cold rent or warm rent? Rental income has to be taxed? You have to build reserves.
How on earth is all of this supposed to work???
