We searched for 3 years for an affordable plot of land or house in the Rhein-Main region - I work at the airport. In the process, we came up with the wildest ideas, e.g. Hochtaunus, Odenwald etc. just because the plots there were comparatively affordable. On Google Maps it all still looks acceptable; you make yourself believe it. BUT: do yourselves a favor and drive the route in winter and/or during rush hour. In our case, we turned back halfway without even looking at the plot in the Odenwald. Doesn't matter at all if the sqm there costs <200€.

You can have the value of the apartment estimated for free by a real estate agent, if necessary advertise it yourself and wait for responses. Then you at least have a rough indication. The amount from sale proceeds minus early repayment penalty can then be temporarily financed as a flexible loan, for example by DSL. We will do something similar. I can only recommend going to an independent financial advisor here as well. They will even calculate the early repayment penalty for you free of charge if you provide the data.
