Short update:
My construction company wants to settle with me...

Are there any benchmark values or similar guidelines to refer to?
Compensation will be paid, but how high should it be?

What damage do you have? Actually none. So it is more of a fine. I would talk to a lawyer about it. Really. Karsten

Does the construction company also build carports? Basically, there are only 2 problems:

1.) The driveway/carport/parking space becomes 25cm smaller. Unfortunately, nothing can be done about that, and it’s just unlucky. We have 6 meters width and find it too narrow for 2 cars as well. Next time, I would definitely go for 7 meters... you could get compensation for that.

2.) Because the carport is now narrower from 6 meters to 5.75 meters, it becomes almost trapezoidal. That will of course cost a bit more. These additional costs could be claimed or demanded, for example. Alternatively, the construction company could also set up the carport (e.g., through their carpenter) at a “special price.”

PS: With 6 meters up to the boundary, your carport will not be 6 meters wide. Unfortunately, we only realized that later. 2x 12cm posts + roof overhang + distance to the boundary and suddenly you’re easily under 5.5m driving width... You should really take every cm you can get on the front driveway side.

There won’t be any trouble with the building authority and the like. Whether you applied for 6 meters and then build 5.75 doesn’t matter to them at all. The only important thing is that your house stands 3 meters away from the boundary. Everything else you have to clarify with your neighbors (e.g., 9+ meters carport length, overhang, etc...).

Are the distances from the house to the boundary being observed?

Why should they be exactly 3m at minimum? Doesn't it depend on the development plan?

The 3m actually apply to pretty much all properties. More can of course also be possible, less (or = 0m) is then rather terraced houses or similar. If it is supposed to be more than 3m, it is usually called a "Baufenster". As long as the house stands within the "Baufenster" or more than 3 meters away from the boundary, there will be no big trouble. Possibly something might need to be reapplied for or similar. What happens with a finished house at less than 3 meters I don't know. There will surely be something, even if it is a building encumbrance on the neighbor or similar. Demolition is actually more for illegal buildings.
