Merging two parcels of land, what about the financing?

see my post before this one. The note about the merging came from the building authority. Also the statement that building over two plots is not allowed.

The house bank knows, I simply asked a second bank after @ ’s post... answer pending.

Regarding the valuation: The current valuation of the existing buildings is twice as high as it was at the purchase 10 years ago. This valuation was done during the refinancing.
Market price is rather three times as high, which of course is irrelevant to the bank.

Therefore, the "loss" of the plot in a merger/division is monetarily negligible.


The preliminary building permit was applied for last year, but it is dragging on... Corona and a whole new district is currently developing, so I am naturally at the back of the line. That’s okay.

Two parking spaces are planned for the new building. For the existing buildings none have to be provided, because the initial rental was before a certain date (I have now forgotten) statement from the building authority.

Yes, there is a development plan. It requires a single-story building in the second row. Existing buildings, however, are two-story. There is currently construction in the neighborhood: three-story.

The building permit is positive for a 1.5-story house. For this, I was allowed to use drawings from a large prefabricated house manufacturer that fit the external dimensions.

The exceeding of the rear building boundary was approved, as was the exceeding of the floor area ratio. The banks also agreed, and the notary has begun to set everything in motion:

    [*]First, the plots (and the parcels) will be combined, and the land charges will be transferred to the new plot.
    [*]A certificate of segregation will be applied for the two existing buildings and the not yet constructed new building.
    [*]In the next step, a homeowners' association (WEG) will be established, and the land charges will be transferred to two WEGs (corresponding to the two existing buildings).

The third WEG (new building) is then basically "empty," and I am free to choose the bank.

But you didn’t explicitly ask about the possibility of a unification easement, did you? Sometimes the contacts at the municipality are a bit sluggish ...

No, I didn’t know about that and the possibility was only recently explained to me by the notary (when applying for the merger).

But since, for example, the banks had already focused on the WEG at that time, I thought: I’ll just leave it as it is now.
Especially since I finally understood it :D

Also, I don’t know how it would have been with the financing of the new building, I just really wanted to have the option to be free in choosing the bank. And almost no bank accepts second or third rank.
