thank you for the feedback.

The remaining debt with KfW is covered with a planned term of 20/25 years (albeit with a new interest rate after 10 years), or am I overlooking something here?

The financing of the residual debt should not be the problem. The problem is always the non-existent crystal ball. For example, there could be a scenario where interest rates during renegotiation have risen by 6% compared to now, and your installment is no longer 1,500 but 2,000 with the same percentage repayment. That can break some people's necks.

What do you mean by covered? In 10 years, €60,560 will be due for refinancing at the then prevailing market interest rates. This can be extended with the bank holding the loan or with another bank; of course, the outstanding balance can also be repaid in part or in full with equity. I don’t see a risk there, because even if interest rates were at 8% and your intended securities were not available, you would still be able to meet the interest and principal payments (principal repayment would then be reduced to 1% and you would be willing to extend the term).

How does a prolonged interest rate at the end of the KfW fixed interest period compare to a follow-up financing with, say, a 10-year fixed interest period? Can you simply put that into a ratio?
