Maturity level of planning for financing land + house

Have you thought about how much equity you have and how much you want to use? And don't forget the ancillary construction costs in all the planning. For the kitchen, connections, surveys, paving, carport, painting work, garden, and other things, amounts quickly add up in the range of 50k€. Check that out here in the forum.

Equity will end up largely tied up in the property. We have accounted for additional construction costs with 50k€, garage, carport, etc. are not included. We will get the painting work for free since my father-in-law is self-employed in the industry. So you would rather build in a buffer of 50k€ directly? So should we budget 400k€ for the house?

As mentioned several times, just plan for more. We have also planned too little and may have to refinance expensively. Our contract says that we can repay earlier at any time, maybe that will work for you too. So if you plan for more and there should be some left over, pay it off immediately (even though I don't believe anything will be left over).

Thank you for your input, we will receive an initial plan from the builder on Saturday and will rather increase this amount by 50-70k€ in order to start planning with the bank next week.

Make yourself an Excel sheet and write down everything that is not included in the [Bauleistungsbeschreibung]. Garage, floors, wallpapers, planned outdoor facilities, sampling buffer. Understand everything with a price tag. In the end, you get a number that you generously round up. The bank will be happy if you bring this, it makes a good impression right away.
