What does the building facade have to do with garden areas? You are not independently responsible for the "own" facade either, that is, for the entire facade of your own building that borders the garden, including the balconies above it. The manager is talking nonsense!

...or, you have the special usage right to the wall notarized. Then you may paint it, and perhaps also immediately create a climbing wall / Vertical Garden for yourself.

Google what Sondereigentum means: You cannot have exclusive use of a building wall on someone else’s property...

Hello,

first of all, thank you very much for the many and constructive feedbacks.

I have now received the following, approximate response from the property management:
The wall is part of the common property, which also shapes the external appearance of the complex. Therefore, the homeowners' association is responsible for the maintenance from the existing reserve fund.

This is of course a rather pleasing response and it is also understandable to me that the communal reserve fund is applied here, because in my opinion that is what it should be for.
