In case of doubt, the bank calls the appraisal committee and has the current standard land value quoted, from which the market value (and thus the equity) can be calculated. The standard land value is determined based on completed sales, even if these have not yet been reflected in the standard land value map, they are nevertheless already in the database. In my area, 75 - 95 euros are still indicated in the SLV map. Currently, the price per square meter per location is 120 euros. Law of the market (supply and demand) One simply has to know how the standard land value map is created, when the reference date was, and how often it is updated.

What is interesting here is how the [Bodenrichtwertkarte] actually looks. It is possible that the hinterland is declared as garden land. This would then result in a mixed price - if the seller sold the entire area as building land, that was very clever of him. Depending on local conditions, a deduction is applied from a certain plot size, but this varies depending on what is customary locally.

2012 was a long time ago... ask the bank, they help (if they are nice) with current standard land values. Otherwise: supply and demand and time. Often sellers have to work their way down from above to the real price - but this usually only happens when they have had no interested parties for ages. 15% above the sale value set by the municipality is not that abnormal.
