Good morning everyone!
: Thanks for the hint. I have now attached the variants as JPG.
: For us, it's rather the other way around right now - the optimal position of the garage determines the shape of the floor plan.. If we plan access from the basement, then we would place cloakroom, hallway, guest WC, and guest room in the south area (all with daylight), on the ground floor then kitchen in the southeast, living/dining area towards southwest-northwest. A study and WC/shower should also still fit on the ground floor. If the access is from the east side on the ground floor, then we might have to move the study to the basement. I also like variant 3, however our architect is not a fan of the side driveway parallel to the street.. Possibly the terrace (if we place it along the entire west side) would be shaded. But since the house is further back and thus higher, I am not exactly sure. In any case, with this variant we would have direct privacy from the street, which is not bad either. I just don’t know if an entrance in the basement is really that optimal... Does anyone have experience with that?
@ Solveigh: I have posted a picture of our plot with the existing building (dimensions 16x10m) and marked the approximate boundary line in red. Maybe that helps for better visualization.. The chain link fence doesn’t matter here, the green strip to the left of the house is also part of our property. Access from the north is unfortunately not possible because there is no street there. Our only street is in the south. With variant 4, we would have a driveway over 30 m long... That probably makes little sense because nobody wants to clear it in winter..
I look forward to further comments!
Best regards, Herbinator
