Sorry, but I don't have the development plan of your building area nor do I know the neighboring buildings. That's why I don't know what is allowed. If you are allowed to build a full floor on each level, you won't lose anything.

For our area where the property is located, there is no development plan. So we have to fit into the surroundings. As a layperson, unfortunately, you cannot assess what exactly that means and what restrictions result from it. Obviously, that is not something I can do either. I assume that we are not allowed to build two full floors, but only 1 or 1.5. Because none of the neighboring buildings have 2 full floors. Let’s say all the surrounding houses have gable roofs with a slope of about 45°. Would you then fit in if you choose a roof pitch of, say, 28°? .. We can only get an answer to this from the building authority via the building application, and otherwise an architect would have to tell us. This will probably remain an open point until detailed planning with a provider.

Well, how strict your municipality is, only someone on site knows. For some, it is enough if you build a gable roof and do not go higher than the others. Others say it must remain strictly single-story. With others, they even specify the roof color. Many things are possible there.

Exactly, and without this information, further planning is rather difficult. Maybe we just ask regional architects if they would carry out such an assessment for a fee.

Maybe integrate a garage into the basement. Make the house a bit wider for that.
