: we are both listed in the land register. In for a penny, in for a pound. It is a joint project, we both pay, so it belongs to both of us.

We just have the special case that my parents gave me money as a gift. This is accounted for by a marriage contract.

Phew thanks for the answers. Then I really have to aim to be half and half in the land register. We just have to manage cleverly that the gift goes only to her (cheaper) and that I am registered ASAP.

To be safe, we will probably also visit a notary and get advice from them. The few euros it costs are probably well spent money.

You can regulate quite a lot in a prenuptial agreement. It will then state that the house goes to your wife and she then pays you according to model X.

Above all, you should strive for ALL parties to be in agreement and aware of the respective consequences.

And you should never lose sight of the understanding for your parents.
You are receiving something from them that they have earned or at least maintained, namely the property! That your parents-in-law would prefer to see their child secured rather than you in the event of a separation (especially if you are the reason for the divorce) is absolutely their right.

The notary, who is needed anyway for the property transfer, is obligated to advise all parties involved. This could possibly also be extended to you, even if the transfer is only made to your wife.
As far as I know, a trick to get you into the land register without gift tax is not possible (except then after the wedding)!

The trick without a wedding is then real estate transfer tax.
