What if after 20 years a separation takes place? The house is almost paid off, separation is imminent.

Well, there are people you have to protect yourself from. As sad as it sounds, even a prenuptial agreement is unfortunately necessary.

Month after month, it's nothing more than a gift.

I have a similar situation among acquaintances where a breakup occurred. He had built the house with a previous partner, and the new one directly entered into the financing – and now she has to leave again. She actually doesn't care and retrospectively considers it like rent.

If you are the sole property owner, that is already recorded in the land register. Your ownership of the property includes the house on it. That a second person co-financed the construction of the house does not change that. However, the second person is quite foolish if they do not secure their obligations from this financing in the land register. The increase in the property's value due to the development is a "gain" that must be compensated for in a divorce. No divorce without marriage, so it is even more important for them to secure themselves.
