Land purchase + surveying

Hello people,

I want to buy an adjoining piece of land. To handle it officially correctly, an official surveying office is required. Now I have obtained a quote and this office wants €2700 for 3 measurement points.

Is that still normal or already usury?

I do not understand at all what you mean by "3 surveying points" (this rather belongs to the field of soil reports), nor by "adjoining" – but if €2,700 already means "exorbitant" to you, then I am curious what term you will use for the other typical ancillary construction costs that will inevitably arise during house construction ;)

In the Rhineland, surveying – all 4 service levels – costs btw. between €2,800 and €3,000 gross; billing is done according to HOAI.

By 3 measurement points he certainly means (referring to a rectangular area) two lengths as well as a diagonal measurement. If you look at the effort of the surveying, this price is absolutely unjustified. However, as the construction expert already said, the billing is done according to HOAI, so the surveying companies themselves only have a small price margin.

I see it differently – due to my profession. Surveyors have all completed an engineering degree; not a few of them have also pursued further education. These "lost earnings times" only pay off once their career begins. In addition, they are liable for their services, for the provision of which, btw, a lot of paperwork with authorities is often required.

This statement is about as pointless as the statement that civil servants earn too little :D

At the end of October, we commissioned the surveying of our then newly purchased property and paid 1460 € including VAT for the cadastral survey with 5 GP, the demarcation of 5 GP, and the plot formation (property with 1560m2; category II) according to Sächs. VermKoVO. In comparison, I find your price quite a hefty punch...

the costs depend on the respective fee for sovereign services, which is legally prescribed and varies depending on the federal state. €2700 sounds like a lot for a piece of land at first, but it depends on which services are legally required/necessary and which additional costs for fees at the district or city of the surveyor are already listed in his offer.
