You can also handle this through two notaries. The seller appoints a notary who prepares everything and sends the documents to a notary at your location, where you then sign. The signed contract then goes to the seller's notary.

No, but it is common practice because the notary costs are usually borne by the buyer. The party responsible for the costs can then choose at which notary the contract is drawn up.

Ultimately, however, it is all a matter of negotiation.

As a seller, I would even prefer that the buyer appoints the notary. If he backs out before signing, he is stuck with the notary costs. In the other case, the seller would have to recover these costs again from the buyer who backed out...

but what about the costs? In the end, it doesn't matter who chooses the notary or are the costs the same?

Yes, in terms of costs it is the same. There are fixed billing rates.
