Is that cheaper? Development through the neighbor would, in my opinion, have to be registered in the land register. Nobody really wants that and the costs should not be underestimated.

That would then not be in our land register but in the seller's, right? But okay, then it would be the said 16 meters to the edge of the house.

That’s an additional 16 meters of road + all kinds of lines just for the access. Plus the usual parking spaces, sidewalks, eaves strips, terrain adjustments, possibly infiltration, etc. I wouldn’t plan under 50K.

The proposal came from the seller, not from us.
50k is definitely a big number. The plot would cost us around €110,000 including incidental purchase costs. The entire construction project shouldn't cost more than €500,000 altogether, but including ventilation system, heat pump, blinds, exterior facilities. Of course, the kitchen won't cost €20,000 then.

Well, maybe it can be done cheaper. It’s all a matter of negotiation. These are just estimates here. It varies a lot regionally. In the end, the only thing that helps is if you get quotes. It doesn’t always have to be a doctoral thesis right away. Ask the expert you trust if you can invite him for a beer on the property and have him give a rough estimate. If a second opinion comes in a similar range, you get a feel for it, and so on.
