Hello everyone,

after a long search, we have finally been offered a nice plot of land in a good location and have decided to go for it. We are currently considering how to optimally build on it within the allowed possibilities and would greatly appreciate your ideas.

Requirements from the development plan:
- Building use ordinance 2017
- Floor area ratio: 0.25
- Parking spaces: At least two parking spaces must be provided per residential unit
- Garages, carports, and outbuildings are not permitted within a 5m wide strip behind the street boundary line
Federal state: Schleswig Holstein

The plot has a size of 568m². The house will have a footprint of about 115m². There remain 27m² for terrace planning and 71m² for parking spaces.

Terrace:
It is important to us to be able to enjoy a cozy meal and sit outside in summer with 4-8 people. Our first idea is to create two terraces (on both sides of the bay window) of similar sizes. This way, we would have one terrace for a dining table with chairs and one for a cozy seating area. How did you approach this in your planning, or did you consciously wait until after moving in?

Parking spaces:
Our goal is to find a solution that allows us to move both cars independently off the property. Further criteria are that ideally the front door is "free" (i.e. no car is parked directly in front) and that it is easy to access. Since we are building without a basement, additional storage space for garden tools and room for bicycles is also needed.

Below you can see the current status of our considerations in two variants. Unfortunately, neither fits within the specified floor area ratio yet. The terrace planning is identical in both variants. How would you solve this?

A change in the floor plan of the house towards "entrance to the street" has unfortunately failed for us so far.

By whom is the planning:
- Planner from a construction company: basic ideas for the floor plan originate from a variant of the Viebrockhaus Maxime 610 floor plan, then further developed independently (especially upper floor)
- Architect
- Do-it-yourself
What do you particularly like? Why? Bay window for dining area, fireplace visible from sofa, corner glazing with seating area, kitchen facing the street, concrete staircase with storage room.
What do you not like? Why? Little space for jackets and shoes in the hallway (only wardrobe niche), relatively dark stairway, entrance to the side (therefore very long driveway)
Price estimate according to architect/planner: approx. 370,000
Personal price limit for the house, including equipment: 385,000
Preferred heating technology: central ventilation with heat pump

If you had to do without, which details/extensions
- can you do without: Currently nothing....
- cannot do without: Bay window, corner windows, number of rooms

Variant B provides more space in the garden. Make at least one of the terraces out of wood without sealing the ground surface - that should be approvable. I find the plan to drive through the property up to the carport overall quite unfavorable - changing that would be like "Go back to Badstraße."

I would probably go back.
Short driveway saves money.
The budget is quite tight.

The budget for the work outside the house (Carport, driveway, garden) is approximately 30,000 euros. Therefore, we will not be able to realize all ideas immediately. It is important for us now to plan the distances correctly. I have allocated the 15,000 difference from the questionnaire to the equipment inside the house.
