Hello,
we are considering building on the following plot and are wondering if and how we can fit the house and garages/carports/sheds according to our wishes there:

Development plan/restrictions

Plot size: 738
Slope: No
Floor area ratio: 0.4
Floor space index: 0.8
Building window, building line and boundary: 15x13m with chamfer
Edge development: 3m
Number of parking spaces: 2
Number of floors: II
Roof shape: SD <45
Style: open
Orientation: East/West specified
Maximum heights/limits: TH 6m; FH 10.5m

Requirements of the builders
Style, roof shape, building type SD
Basement, floors No, 2
Living area: ~170m²
Garage, carport 2, ideally double garage, but also possible 1 garage and one parking space/carport, 4 easily accessible bicycle parking spaces
Additional wishes KFW40 (plus?)

What is the most important/basic question about the floor plan summarized in 130 characters?
Due to the forest bordering to the east, the building window is quite limited, so we are looking for creative ideas to optimally use the plot.
So where is the best place to set house and garages, sheds, etc.
Also the question of where the terrace could ideally be placed?

House in the building window, terrace in the east... entrance south or west, accordingly the parking spaces... You don't have many or other reasonable options.

I don't find the orientation particularly appealing and would probably not buy the property. But there are also morning people :)

Well, your building envelope isn’t even 15m wide facing the street, provided the property was parceled along the thin dashed line. And garage and carport probably have to be within the building envelope because of the forest (textual specifications of the development plan would be helpful). With a target living area of 170m², even the most creative planner only has one option regarding the location. Is it even allowed to build it outside the building envelope?

Thanks for the honest, even if rather negative, feedback.
Could it also be an option to place the terrace at the southeast corner of the house? Then you should still have quite a bit of sun in the afternoon. However, it would be quite close to the street...

Or the terrace at the edge of the forest, a bit away from the house?


Yes, unfortunately that is correct.
That means you would have to place the garages either far to the back at the widest point or only one garage at the front and a carport in front of the house?

Or could it make sense to integrate the garage completely or partially into the house?

Yes. However, your excerpt would also allow for a garage to the east outside the building window. I suspect, however, that there are also regulations regarding the tree lines that might oppose this. Besides, I see your garden would be spoiled there. Since a terrace adjoining the house is not an ancillary structure within the meaning of §14 of the Federal Land Utilization Ordinance, it does not fall under point 4.2. If the development plan does not explicitly address terraces, clarify their view on terraces with the approval authority (building department) or planning authority (municipal planning office). According to current case law, it would have to lie within the building window. Then it would definitely be a permitted ancillary structure, but impractical. Completely no, since, unlike the residential building, it is allowed in the setback areas with boundary construction (observe the limit values of §6 (8) Building Code NRW). In partial integration, the setback privilege is at least disputed if the double garage consists of only one room. No. Only if it is more than 1m above ground level or is to be covered.
