No. Not at 55T to 415T. And also using the 55T will not make any sense either.

The probably most sensible (and fastest and simplest) way will be deletion and new registration.

Alternatively, have the 55 assigned to the new bank and only register the difference 415-55=360 anew. This saves a few euros on the new land charge, but the assignment (with change in the land register) costs a bit. In the end, probably not much difference. You have to calculate it.

Alternatively, register the full 415 anew and keep the land charge ready for deletion. Either rank waiver for this or submit it to the new bank for the file. This can be helpful if 415 is not enough after all. Then you can get 55 from the bank again without much effort.

I contacted our notary to ask what options we have. Answer: Both an assignment and a cancellation and re-registration are possible. The bank just has to agree.

Yes, but by the assignment you do not save the costs because of the significantly higher land charge required for the house, do you?

That's the crux of the matter. You can't assign a [55T€ Grundschuld] and then expect the new bank to accept this as security for a [400T€ Kredit]. They need a [Grundschuld] of [400T€]. So either the old [Grundschuld] is canceled and a new one registered, or the old [Grundschuld] is transferred for a fee and supplemented by a second one, which would then be subordinate. This shouldn't result in any disadvantages for the bank, but it still needs to be clarified.
