That's the crux of the matter. You can't assign a €55K land charge and then expect the new bank to accept this as security for a €400K loan. They need a land charge of €400K. So either the old land charge is canceled and a new one registered, or the old land charge is transferred for a fee and supplemented by a second one, which then ranks subordinate. This shouldn't result in any disadvantages for the bank, but it still needs to be clarified.
Both options are identical in terms of cost.
