Well, but it remains that either the standard land value or the own purchase price counts. What rather does not count is what other people pay for other plots in other places. The prices 5-10km away therefore do not count. It is a different development area.

My local Rote bank had a limit of about 600sqm before deductions were applied. Unless the rest of the plot can be separated and further built on with a second house. Very long plots with inaccessible backland are therefore problematic.

This is what it looks like...
if the plot is located in such a way that, for example, it has a 35-40m wide street frontage, then you only build on one side (half) and leave the other side free so that it can also be built on.

if you have a rather narrow plot (16-20m street frontage), then there is no choice but to see if something can be built in the 2nd row. If not, then only a part may be considered as building land, the rest garden land, without high value.
