Hello dear forum.

We are not only new here, we are also at the very beginning of our building considerations. Currently, the purchase of a plot of land is being notarized.

The plot immediately thrilled us, without us having very concrete ideas regarding "how to build." We are now at the start of the planning/orientation phase.

The attached sketches are the result of initial considerations and a first conversation with a house construction company.

We are currently grateful for any suggestions/considerations/shared practical experience that can save us from detours.


Bebauungsplan/Einschränkungen
Size of the plot - 680 sqm
Slope - slightly declining, approx. 1.5 - 2m over the entire plot depth, ground level towards the street
Floor area ratio - 0.4
Floor space index - 0.8
Number of parking spaces - one in front of the garage, 5m required
Number of floors - 1.5 floors, 2 floors permitted
Roof shape - pitch 30-48 degrees, max. 0.87 knee wall, dark-colored required
Orientation - North/South according to sketches


Anforderungen der Bauherren
Build on slab foundation
2 persons, children planning started (max. 2), 4 dining seats

- Office as pure and non-negotiable home office on the ground floor (approx. 11 sqm, one long wall without windows required)

- 2 bathrooms with showers (ground floor guest WC with shower and attic main bathroom) -> 2 dogs

- The boss wants a pantry at/by the kitchen and will not be dissuaded from this

- rather conservative construction, no special requirements

Garage, carport - The sketches show a 3x7m garage with a door at the rear right to access the terrace/garden


Hausentwurf
Who made the planning: Rough, initial planning discussion with a solid house company

Price estimate according to architect/planner - 255k house, 30k ancillary construction costs, 50k plot, 13k garage

Total including ancillary costs - approx. 350,000 Euros

Preferred heating technology: undecided (heat pump LW and underfloor heating is included in the "offered" house)

These are already the "essential" requirements; there is no "giving up" without the boss burying me somewhere in the garden.

How big should the house be? I’m thinking around 160m2? Price-wise it will be very tight to impossible if, for example, you don’t want to live with only 2 power outlets in the living room, etc.

I don’t think the floor plan idea is bad, but the wardrobe, hallway, and stairwell also need space, and I doubt there will be enough as drawn in the sketch..

The price information from the construction company results from this planning offer with their construction service description. For example, there are 6 sockets in the living room ... ;) But yes, we do not indulge in the illusion that the prices ultimately represent the final. I only tried to fulfill the systematics for opening the thread as far as possible for me.

The house considered in the planning has 148 sqm with 11.00 m (length) x 9.12 m (width).

The floor collage does not clearly show what dimensions the rooms are supposed to have, where a staircase should be, etc. I also do not see an upper floor/attic, or is the second floor plan supposed to represent this (still undivided or with rooms depicted in white on white?)? I recommend first listing the rooms, dimensioning them, and allocating them to the floors - with a one-and-a-half-story building with a maximum knee wall height of 87 cm, the lion’s share of the space should be on the ground floor. Is the "indispensable home office" without customer traffic? Otherwise, I would prefer it to be closer to the entrance. The pantry wish of the boss sounds as if you do not share it wholeheartedly (?)

The staircase is considered to be adjacent to the utility room, with the entrance door next to it. The doors to the utility room, bathroom, and office are each in the small rectangle where the three meet.

The office has no customer traffic at all. Currently, I roughly have 3.3x3.7 as an office, which is more than sufficient. Apart from the 3-meter wall (monitors, etc.), there are no special requirements, and excessive daylight in the office is rather not desired. My personal wish was more to separate it from the "living" area. Currently, in the rented apartment, the office is also directly next to the bathroom. Let's not go into the details here, but it has its advantages. :)

The pantry wish has its advantages, but it is very difficult to incorporate into a floor plan. Looking at the floor plans from house providers, a pantry + utility room + room on the ground floor actually only appear in considerably larger houses. Here, it comes at the expense of the kitchen, which then has about 8-9 sqm remaining. We are currently by no means great cooks ... but the lady of the house has tons of (in my opinion dispensable) "gadgets," and one has to think about the child scenario as well.

The plot would be perfectly sufficient for a smaller pantry; we currently have about 1.3 sqm and do not really need much more directly "by the kitchen."

Nevertheless, we are not so neat, and a pantry on its own does make sense.

Edit: I can post the draft from the provider tomorrow with regard to the measurements, but I didn't want to fixate too much on a first draft at this point.

An 87 cm knee wall is rather low and may result in having to cut back parts of the eave sides at the top. In any case, it is quite "slanted" in the truest sense. I would seriously consider first whether this knee wall is sufficient for me. After all, 2 full stories are allowed. On the other hand, it is of course much more expensive to build 2 full floors.

A pantry is definitely a very good thing, I can only agree. In your design, it might be a bit too large in relation to the other rooms. My initial thoughts on the rooms are quite good. The kitchen is still too small; if the pantry shrinks, it will be better.
