KFW70 before and after 1.1.2016

We are currently in talks with construction companies regarding the planned new build of a Kfw70 house. Construction start summer 2016. We have not yet moved beyond the (free) design phase from turnkey providers. We want KFW70 not because of the loan but simply so that the house has a verifiable standard (definitely advantageous when reselling). Planned technology: solid house, Liaplan Ultra 08, gas heating + solar thermal, controlled residential ventilation with heat recovery, triple glazing.

One construction company is urging to submit the building application this year because otherwise it will become more expensive. I thought that a "KFW70 house" before and after 1.1.16 is the same house, only that it no longer enables a favorable loan afterward, which I don't care about.

Is there then an advantage for me to submit the building application this year? Because actually I still have a lot of time for detailed planning and submitting the application now would put me under a lot of time pressure, committing me very early to various details of the house. And additionally I would have to make a final decision on a construction company this year.

What do you think about this?

Here you have already given yourself the answer as to why it is advisable to submit the building application this year; you can still apply for subsidies for KfW 70 at KfW until 31.03.16.

The calculated values of a gas heating system deteriorate in relation to renewable energies; here regarding the air-water heat pump, which gets "better" values. In this respect, with the above equipment/technology - currently KfW 70 is from 01.01.16 = Energy Saving Ordinance reference house - from January you won’t even reach the Energy Saving Ordinance value anymore.


Why? There are also independent architects, aren’t there? Or is your focus primarily on a “free” design phase? Then let me tell you, the “all-round miracle” does not exist for you either

I was actually not interested in funding.
What does it mean to not even meet the energy saving regulation value? Which energy saving regulation value? Because of the gas heating?

So once again: If I want to build KFW70 according to the old energy saving regulation, I only have the "reference house" according to the new energy saving regulation. As long as I do not want funding, that would be okay, right? Only in case I want funding, I would have to achieve at least KFW70 according to the new energy saving regulation (probably mandatory to use a heat pump), right?
