KFW or BAFA funding for energy-efficient renovation through self-performance

Hello everyone,

we are about to finalize the financing for our property from the 60s. Now I am once again dealing with the question of whether we should choose the BAFA or KFW route when aiming for a complete renovation, as I already wrote in my other topic.

The appealing thing about KFW is that through the Worst Performing Building bonus and the individual renovation roadmap, we would receive a somewhat higher repayment grant and additionally the interest rate for the loan would be significantly lower. This becomes noticeable in a considerably lower residual debt after the 10 years fixed interest period.

Now I have the problem, after speaking with two energy consultants, that neither are advocates of personal contribution and would therefore not certify it for the funding. But if I have everything done by others, it will definitely be more expensive even after deducting the funding than if I do without it.
What options do I have then to promote the measures, now that personal contribution is also possible?

And how does it work with the material invoices that can be submitted? For example, can I have the screed and the floor covering funded as ancillary services if the heating is converted and underfloor heating is installed?

I have contacted 7 consultants in the area. Either I have not received a response yet, or the reply is: "Who can confirm to me that it was installed professionally if you do it yourself? Then I would have to take responsibility for it. I won't do that." Have you (Karsten) found a consultant who accepted your own work or did you have the necessary connections so that the specialized trades issued something for your own work? This would be the only way the consultants would cooperate. If I commission the appropriate craftsmen and partially contribute my own work under their supervision, provided the craftsman agrees to it.

In one of these phone calls, the topic of financing also came up again. So far, I have always had the fundamental understanding that everything should be finalized from the outset, as it is either no longer possible afterwards or too expensive. However, the consultant said that we should first buy the house so that we are the owners (this would also work with equity and NRW home ownership funding), then he will create the iSFP and we will apply for the 261 KFW loan in the corresponding energy class. Is this common practice?

Also, does anyone know if the 261 program can be combined with the 442 for the photovoltaic system?
