Buy the property first. Then talk to the neighbor.

Welcome to the new development area. You will be glad when your trades are allowed to expand a bit. That is completely normal. As soon as something is in the way, it usually gets cleared. Since you are currently not the owner, no one has to ask you. Small children have no place on construction sites, get used to it. If you have to bring the little one, leave them in the car or keep an eye on them every second. No playground! As soon as it is yours, you can reprimand people and refer to safety on the construction site. Boards with nails are negligent; a firm tone is quite appropriate there. You protect yourself from the point of danger transfer with liability insurance.

As soon as you are the owners, you are liable if something happens on your property. I wouldn’t argue much about this. The municipality has to hand over a cleared property to you. If you don’t clarify this before the purchase, you will have to take care of the disposal yourself.

In our construction area (50 plots), it seems everyone has temporarily stored soil for each other at some point, but I do not know of any case where the beneficiary did not remove it again in time. I wouldn't stress about it now. If someone steps out of line, they are probably already in bad standing with the neighbors.

Thank you very much. Do you mean a builder's liability insurance that already covers the property in its undeveloped state, or is it the regular liability insurance to which we would then have to notify the property purchase?

1. Buy the plot cleared by the municipality 2. Talk to the neighbors and fence the plot 3. Calmly wait for the start of construction
