Is the cost of underfloor heating completely exaggerated?

Hello,

We are about to buy a house from the developer. The house is very expensive and costs 730,000 euros without special requests. It has just over 200 sqm of living space and is a Kfw 70 house. For the underfloor heating throughout the house as a special request, the developer is charging a price of 12,000 euros. That is really way too expensive, isn't it? I suspect that they want to make a big profit there because nowadays everyone builds with underfloor heating. What do you think about that?

That may be. Even for 200 sqm, which is not exactly small, 12,000 sounds very expensive to me. But you can't do anything about it except negotiate again or not sign.

Hi, sorry, but 730 k€ for 200 sqm and that without special requests? Either you have a very different definition of special requests or the 1000 sqm plot in prime location is included in the price?

12,000 € for 200 sqm underfloor heating is completely absurd, justified surcharges usually range between 5 and 30 € / sqm. But what use is this info if your developer wants it? If it is a general contractor, you could take the heating trade out completely and award it yourself. but that is tricky too.

It's getting human again - isn't that nice? This time a doctor who believes he is being taken for a ride. If I thought like that every time with a doctor's bill, I would probably be in worse physical shape. Thank Mother Nature, I know how to use my little box of tricks and pay obediently; doctors have to live too

TEUR 730 for 200 sqm reads like a lot at first; even for Hesse. I therefore suspect you have included some costs in there that should not be added to the pure house price. Including the flow temperature. Another architecture deviating from the usual standard and voilà: the price fits.

What exactly does the whole house mean? Basement? Split-level or other nice to have? How is the TEUR 730 composed? Only when prices can be put into relation to the architecture/equipment is a reasonable answer (not always) possible.

Hello,
the house is actually nothing special architecturally. Basement, 3 floors, 500sqm plot. It is "turnkey," special requests that may be added are finishing the bathroom in the attic, a few additional walls, changes in the parquet, changes in the bathroom. Everything else is included, except the underfloor heating, which is also planned for the basement. We know it is insanely expensive, but here near Frankfurt similar prices are being asked everywhere. We are also struggling a lot, especially since the financing is robbing us of our sleep.

I find it quite cheeky that with 730k underfloor heating is not standard.... but that's just my personal opinion! Otherwise, the general contractor thinks that if he pays 730k, it won’t fail on the 12k either.
