Hello everyone, we are planning to build a single-family house. The plot of land is already available and should not be included in the calculations below.

The following key data:
1.5 stories; 9 x 9.8 m

Basement: approx. 70 m² (7 rooms - living room, kitchen, utility room, WC, hallway, office, and storage), 9 windows - 4 floor-to-ceiling and 5 "normal"), 1 front door

Upper floor 60 m² (5 rooms - parents, child 1 and child 2, hallway, and bathroom), 9 windows - 4 floor-to-ceiling and 1 "normal").

We calculate with the following expenses: The offer for the shell construction is already available; for the remaining points, we are not sure if these are appropriate. Maybe you can take a look and tell us if we have calculated too low or not. That would be great. We already sincerely thank everyone!!! All amounts should include labor and material.

Flooring and painting work (OWN CONTRIBUTION, i.e. materials only) €6,000
Additional costs (static calculations, construction water, construction electricity, surveyor,

I am not a specialist, but that seems too low to me. Windows and doors are certainly more expensive, heating with underfloor heating... you have to calculate more there. The list also misses some things, like insulation. The garage seems too cheap to me, just like the outdoor area.

I would estimate that the price for such a construction project is between 200,000 and 300,000.

Hello,

if you award this new construction professionally and agree on a basic standard, you should expect construction costs of around TEUR 200 - excluding painting and flooring.

Your list is flawed in several places - even if, as it seems, you want to award the trades individually - but especially in the position of the exterior facilities and particularly the incidental construction costs. Typical incidental construction costs are realistically TEUR 35-40, and that does not yet include exterior facilities.

Thank you for the answer. I calculate as follows:

Unit price including roller shutters per window in the shop is €745: 1-leaf window 1 m x 2 m tilt and turn, frame color outside gray (silver gray), inside white. Handle: lockable silver, thermal insulation glass Ug 0.7, roller shutter, attachment element, 52mm slats, shield color gray, roller shutter slats, motor, operation on the right, box color outside gray (silver gray) inside white, security fittings according to WK2

Total for BT 8 windows: €5,950
Total for "normal windows" - number 5 pieces: 1.20 x 1 m windows: €3,720
Front door €2,000
Total: €11,680
For installation approx. €3,320


Regarding the heating:
Hot water storage 160l + gas condensing boiler: €2,700

Underfloor heating package with tracker system for 130m², incl. pipes, insulation, pipe holders etc.: €2,400

Material: approx. €5,100 + 900 small parts = €6,000
The rest is labor

thank you for the note. It would be nice to specify it a bit more. What expenses are included in the additional costs amounting to 35-40 thousand euros? Connection costs €9,000,



Additional costs (structural analysis, construction water, construction electricity, surveyor, building permit, insurances, portable toilet, Bloor DoorTest) €5,000 = €14,000 How does the difference arise? The PLOT OF LAND is already available

Typical ancillary construction costs that should be considered in every house construction/financing calculation:

1. Land

- 5% property transfer tax - varies by municipality
- possibly broker fees, approx. 3.57% of the land price – varies by municipality
- approx. 1.5% notary fees, calculated from the land price for 3 entries in the land register (1. preliminary notice of conveyance, 2. transfer of ownership, 3. entry of the mortgage)

2. Financing

- possibly advisory/closing costs for financing, approx. 1.5% of the total loan amount
- approx. 0.25% commitment interest, based on the loan amount

3. Construction preparation

- approx. €2,800-€3,200 surveying services (qualified site plans / height surveying / staking out / building surveying)
- provision of connections for construction water / construction electricity, approx. €6.00 - €8.00 rental for standpipe/day, approx. €300.00 rental for construction electricity meter plus consumption
- fees (for house number, drainage permit, building permit), approx. €1,000.00 – €1,500.00, varies by municipality
- builder’s liability insurance approx. €80 - €150.00/year, depending on insurance company

3. Earthworks

- removal of excess soil (normal soil conditions) for basement, approx. €1,500.00
- internal development (wastewater/stormwater pipes), approx. €2,500 – depending on pipe routing
- inspection shafts, soakaway or infiltration shaft, approx. €1,900.00 - €2,200.00
- reserve for foundation ancillary costs approx. €8,000.00 for soil replacement and/or similar

4. House connection costs

- electricity/gas/water/telecom, connection to the sewer system, approx. €8,000.00 - €8,500.00 - varies by municipality

5. Fees

- acceptance of the drainage pipe, approx. €150.00 - varies by municipality
- chimney sweep (acceptance of chimney / gas system – note fee charges twice), approx. €200.00 - varies by municipality
- cadastral office (transfer of surveyor’s data into the property map), approx. €150.00 – varies by municipality

Total approx. €35,000 - €40,000.00

THE REQUIRED FUNDS FOR FLOOR COVERINGS, PAINTING WORKS, AND OUTDOOR FACILITIES ARE NOT YET INCLUDED IN THIS LISTING!
