Is this the heat now or am I unable to read? 450 TEUR without ancillary construction costs without exterior facilities without demolition without furnishings without kitchen? Architect involved or not? How do you expect not to exceed 400 with 70 TEUR equity on a financing?? That only leaves 20 TEUR for the above remaining costs... but you actually need about 100 TEUR for that...,

Is the architect involved or not?

How do you expect not to exceed 400 with 70 TEUR equity on a financing?? That only leaves 20 TEUR for the above remaining costs... you actually need about 100 TEUR for that...,

But because of the missing attic conversion, initially no terrace, and savings of 50,000 € through own services, according to the architect, from the 450,000 €.

But that's probably wishful thinking :)

What? No terrace? Why build at all then? You want to be outside in front of the panorama window before moving in and enjoy your property/garden. You can't wait to get it done quickly.

Energy-saving is all well and good. I'm always in favor of it. But you should consider that everything takes a bit more time, friends and relatives don’t always have time when you want them to. This greatly delays the house construction.

What? No terrace? Why build then? You want to go outside in front of the panoramic window before you even move in and enjoy your property/garden. You want to get it done as quickly as possible.

EL is nice and all. I'm always in favor. But you have to keep in mind that everything takes a bit more time, friends and relatives are not always available when you want them to be. That significantly delays the house construction.

I agree ... to do without a terrace at that price ...

Again about the terrace:

The house needs a border where the rainwater can drain off, the so-called splash guard. This should be installed properly and right away by a professional, at least the concrete edges. It makes sense to also have the driveway and this terrace done by professionals at the same time. The rest can be done yourself... but let's be honest: expensive house and a botched garden design, that doesn't fit.

Wasn't there still a savings potential of 30,000 through a later terrace and attic expansion?

How is the money for the terrace supposed to be raised later? Yes, sure, there are people who then save for three years to be able to afford the outdoor facilities or at least parts of them, but one should consciously decide that and clarify with oneself and the better half whether one really wants that.
