To be honest, I now have the impression that there is too much dream of the house involved here. Foregoing the expansion of the attic for now is one thing, but giving up the terrace is another... Sure, you don't have to have a terrace from the start, but a terrace is an essential area that homeowners want. Saving here just to make the whole thing affordable simply seems wrong to me. Maybe it's better to wait another 2-3 years or to dimension the house correspondingly smaller. For example, I would prefer a smaller house but a complete one with a suitable outdoor area rather than a large house with an unaffordable outdoor area. The whole thing costs so much money and it is a decision that accompanies you your entire life. That should be well considered.

I find the statement "saving 50k through personal contribution" rather incredible. What can (not: want, but realistically can!) you do yourselves?

50k EL totally unrealistic. Unless you are a plumber/electrician and bricklayer in one. Then I don’t need an architect. How should the tender be worded? Need electrical work and do the assistant myself.

A colleague of mine saved 100,000 with EL. He always helped on the side after work. It’s okay, but he almost ended up losing everything and standing there without a wife in the end.

How do people actually determine such numbers? Conclude a contract for work worth 500,000 euros, help out, and then only pay 400,000 euros? ;-).

Own contribution ... If you calculate one hour of work at 100 euros, then he would have worked 1,000 hours. That is at least 125 days full-time. I honestly believe the colleague almost went broke doing this, but I find it hard to imagine just the 100,000 euros (there might be more behind it).

On the topic: I would try to briefly summarize the relevant numbers (just a tip). Then you can see the financing requirement as well as the loan-to-value ratio and estimate the installment and term.
