Please no leasehold, especially not without equity. This is almost impossible to finance nowadays, private leasehold even less so. It is possible, but with a limited selection of banks under catastrophic interest rates.

There are leasehold contracts that are considered equivalent to ownership by banks. Equivalent, without higher interest rates!

Without equity, I would forgo KFW 55 and build according to the valid energy saving ordinance. For 200,000 euros, you won’t get much more than 100 sqm of living space and you will still be paying on it for a very long time. Perhaps an existing property would also be an alternative for you?

As a rule, however, it is the owners or ground lessors who limit the lending. 100% financing is simply not an option. Moreover, a newly concluded ground lease is unlikely to be significantly more attractive in terms of interest than purchasing.

I only know that around here they like to lease preferentially to families with many children.

And also very conservative when it comes to equity ratios and financing structures.
