Is financing a new building feasible?

Phew, that was already a year ago. We've been working on our construction project for a while now. I don't have everything in my head right now. I'll give it a try.

100,000 € KFW, the two KfWs at the interest conditions back then
--> Remaining debt after 10 years is around 80,000€

146,000€ over 10 years at 1.8%
--> Remaining debt then about 89,000€ I believe (by then about 70,000€ saved through the building savings contract and then the interest on top of that)

154,000€ over 10 years at 1.8%
--> Remaining debt then around 110,000€ and will be paid off by the building savings contract, which we had made immediately ready for allocation with 50,000€

The two BVS then start at 2.65% interest. If the interest rate level is below that by then, we can gratefully take the money from both and request a classic follow-up financing.

How high was your payment rate? Similar to ours? Did you pay off both directly, that is, the building savings contract and the loan?

We currently pay: 584 € into the one building savings contract The rest goes towards the interest payments on the two large loans and the repayment of the KfW loans. This amounts to 1400 € per month for us. Until the end of the year, however, we only pay 1200 € because we set the KfW loans to be interest-only for the first 2 years. After the end of the loan, we will then pay 1200 € plus the loan for the KfW residual debt, if we have not fully repaid it by then.

Including insurance, taxes, depreciation, inspection, repairs, fuel... May I ask what cars they are, how old they are, and how much you drive approximately per month?

My wife drives a Hyundai, 3 years old, mileage 7,000-9,000 km, costs 600 EUR sales price and just under 60 EUR taxes per year.

Since I am a car mechanic myself, I do upcoming repairs and inspections myself.

I drive a company car at no cost, only accounted for via the 1% rule.

Ok, if you ignore the depreciation, you might get by with 200.-, but otherwise definitely not...
