Several linked row houses (imagine a building with 5 apartments each) stuck together. There are definitely 6-7 buildings. In your own stairwell, you have "only" 4 other owners/tenants. The maintenance reserve totals over 1.5 million €. The location is very good and not bad for the start (moving in with girlfriend). As soon as children come, sell and buy something bigger or if the financial situation allows, rent out instead of selling.

If someone demands a sky-high price and then concedes 10 or 15 percent of it, it is still a sky-high price and not a bargain. The prices for cars, motorhomes, or other things are also extremely high.

It can be observed that the quoted prices do not turn out to be achievable.

One must always keep in mind that the euro is starting to erode. Compared to many other currencies, we have now lost 20 percent. Without massive interest rate hikes, the currency devaluation will continue rapidly.

This does not make things easier. I fear a failure of the ECB and that the euro will be sacrificed. Decisive inflation control looks different, in any case.

As we saw in the USA during the 2008 housing crisis, prices there only collapsed briefly. Today they are significantly higher than back then. I do not believe in a major price drop. On the contrary, there is the weak euro.

So calculated in $ and CHF, building in DE has already become 20% cheaper this year ;)

I share this opinion as well. The ECB has lost control through bond purchases. Now we see high inflation which, although driven by external factors, the ECB is practically forced to do nothing because of the dependence of the southern countries. Through further purchases of these bonds (and the sale of, for example, German bonds), the ECB is only a bad bank with junk bonds. The euro will probably really fall. Perhaps there will be a successor which really pays attention to the compliance with certain stability criteria.

yep, true, and that is little. Others have up to 12,000sqm, that is footballer land and those who made their money as entrepreneurs and only relax at 40. Others live and work in Dubai and buy something bigger in the countryside when they are back. A house with up to 600sqm in the area does not cost more than what she recently sold in London, with "only" about 250sqm. But yes, they are currently renting an apartment for the next 3 weeks, after that, no idea.
