The demolition costs for the barn will not be enough. Three years ago, we already paid 20,000 euros for the demolition of a small gutted single-family house including filling in the partial basement. But does the barn really have to be demolished? Such a structure is worth its weight in gold if it is still intact.
Unfortunately, it has to go, even though there is a lot of storage space here and it is really great. The new little house is supposed to stand there instead of the barn. Otherwise, we would pay about 40-50,000 EUR for the rear land development (that's what we were told).
In addition, the floor area ratio is also unclear. The plot on which the building is to be constructed still needs to be expanded a bit, and then the idea was to divide it. The building authority told me that the used garden areas from the second plot (registered as agricultural land, it is a large paddock) would have to be allocated to the development plot and then "space" would have to be created. How much and what exactly, they did not want to tell me, except that it could be examined more closely in a building inquiry.
