In our case, it was agreed that I would provide proof of the invoices for the drawn amount within 3 months. The last amount up to €20,000 did not have to be proven. We are now at 2/3 of the drawn amount and still have about 5 months interest-free provision period.

Please do not confuse provision interest with the normal interest payment. If, for example, you agreed on 2%, you immediately pay 2% on the amount after drawing, e.g., €100,000.

This usually goes even further. My developer has "blocked" the house price with the bank. This means the money is transferred directly from the bank to the developer's account via installment request, I do not get the money in my hands at all.

And you have no control over it at all? If the developer says he has done everything, payment is simply made? For me, it works so that I send the invoice for the installment and a payment order by email to the Sparkasse, and then they pay out.

I withdraw the funds. In this respect, I have full control, but I "see" nothing of the money. If I do not take action, nothing happens.

Just for the sake of completeness: As soon as you withdraw partial amounts from the loan amount, you have to pay interest on those amounts already. Even within the 12 months. Many forget that and think they only have to pay money to the bank after the 12 months.

To be fair, one has to say that this is usually nowhere explicitly stated either. Of course, you can read / infer it from the contract, but considering how meticulously all sorts of other details have to be broken down for consumers nowadays, I find this detail quite interesting. You really have to know / understand that, it surprises many.
