Well, with [Schufa Auskunft], proof of no outstanding rent debts, and salary statements, that should be doable. But I wouldn’t sell near a university. We had about 140 sqm in our apartment, also close to a university, and received quite a few inquiries from students. With a shared flat, you could have gotten 20-30% more rent out of it. However, that was too risky for us, and we might have had problems with the other owners since only families live there. Now a young family like us lives there, with whom we are on a first-name basis and can talk about everything.

well, my baroness was good. She already knew at the signing of the fixed-term lease that it was not valid due to a formal error. She then gleefully threw this in my face afterwards. This was the start of a very interesting and expensive time.

Steven, beside university. Airbnb. This is method one. You furnish the place and rent it out fully serviced through this platform to the nomads of the new era. Scientists, doctoral students, etc. from all over the world who only need something for 8-12 months. Good payers, and since it operates like a holiday apartment, it is not subject to our tenancy law. No pay, no show, you go. Or classic to students. It’s probably suitable for a two-person shared flat. Also good returns, rental contract with parents’ guarantee. Karsten

But that is not allowed in every city.

Unfortunately, that's not enough. For example, at my grandma's place, a well-paid lawyer was living there who apparently no longer wanted to pay rent. As a thank you, he destroyed the apartment after he was finally out years later.

The train is slowly leaving more and more, especially in cities with a severe housing shortage (these are mostly university cities).

He has to check. They cannot forbid AirbnB at all. They can prohibit holiday apartments in certain city districts, which would then also affect Air... But it is legally clarified: Anyone operating a holiday apartment in an area where it is not yet forbidden must not be affected by a ban. Protection of existing rights. Only new HOLIDAY APARTMENTS may no longer be allowed there. It is different in new buildings, where according to the development plan, changing rentals can be prohibited from the start, which then applies to everyone. And: Whoever rents AIRBNB for about 8-12 months will not be noticed by anyone. But if every 7 days or always over the weekend - Berlin! - fresh guests come to party, then it goes wrong.
