The original poster comes from NRW; which university city exactly we do not know; but the following cities in NRW have enacted statutes to protect and preserve housing: Bonn, Dortmund, Cologne, and Münster.

As a reading tip, there is also the brochure “INFORMATIONEN ZUR NUTZUNG VON WOHNRAUM ZU ZWECKEN DER KURZZEIT- VERMIETUNG IN NORDRHEIN-WESTFALEN.”

I would see whom I can get as a tenant and then decide whether to rent or sell. I don't know the apartment, of course, but at least the size is rather unfavorable for a long-term stay of the tenant. For the single or weekend commuter, it is almost too large (respectively expensive), for the young couple with family planning in mind, too small. Near the university, more frequent tenant changes are to be expected. If you're lucky, you get a single university staff member 40+, a retiree, or a well-kept but rather unattractive bachelor. They won't move out that quickly.

I rented to a student couple for a few years - with a guarantee from their parents.

My least problematic tenants and you don’t have to worry about never getting them out, because they move out after a few years of studying anyway. Rent comes from daddy - everything perfect.

when renting out, definitely no senior executives, they naturally have a commanding tone. And the necessary money to endure a lawsuit (with legal protection) That's even worse, they don't even need legal protection.

They have legal protection that includes renting, so I don't care ;) Our tenant is an executive and has always been very friendly so far.
