I need help with purchasing a property

Hello everyone,

we are at the very beginning of our planning for a single-family house.
Today, after a long wait, we received a plot offer. I have attached a picture.
It is plot no. 14.

Now, of course, questions come to mind immediately. The access is in the south and thus not quite optimal. On the other hand, it is a dead end, so you can align the garden southward, right?
How do you generally find the orientation? It is important to me not to have sun only until midday.
Can you somehow tell from the plan until when the sun shines on the plot?

of course, it depends on what is being built to your left in the west.

In the east the sun rises, it takes its course towards the south, in the west it will set, in the north it is never to be seen.

Wet side, nice. The legend is mostly cut off, you can't see what yellow / green / red are supposed to mean etc.. The garden orientation is not completely free: the dashed (/blue) drawn are the building envelopes. Outside, boundary garages could probably stand, which shade at most three meters high.

There is then probably nothing more "in the West" possible due to the parceling and the building window. At least morning sun. Personally, I would never buy such a plot. The building window is rather small and does not really allow for large possibilities to shift the planned building towards the east. In addition, the neighbor in the west will certainly align his building as far east as possible (I would definitely do it that way): Overall, this will be rather a troublesome matter: "open space" practically only to the north and east.....
