How to realize object transfer over a distance of more than 600 km?

Hello community!

We are considering making a change of property and location.
Current situation: New build from 2020 in Lower Saxony,
Sought: Property or new build in Saarpfalz district

We have come up with various options – maybe you have other ideas?

1. Sell, move, and rent, new build/renovation, move again
- on the one hand, this is the easiest to keep track of, on the other hand, we have little desire to move twice in a short time or to enter into a rental agreement again.

2. Look for a property that is "livable," move, sell the old house, then renovate/modernize
- basically excludes a complete renovation since it is difficult to do that while living there
- financially possible (significantly higher income than before, current savings rate about twice the current loan rate) – whether a bank will approve it is another matter.

3. Look for a new build project/property and do a complete renovation ("have it done"), move when finished, sell the old house
- financially similar to option 2 – feasible, but a double burden for a while
- complete renovation or new build possible, there are also some nice plots there – however, due to the long distance, we would have hardly any possibility to monitor the construction progress
- Are there (recommended?) companies that take care of this if you cannot always be present at the construction site? Just building surveyors?

Do you have any other ideas?

Hello,

we currently have your described Option 1.
We sold our condominium and have now rented again for the time of the new construction. We have stored part of our furniture and belongings. The apartment we have now rented was ready to move in and came with a kitchen. The distance of 150 KM to the new residence and to supervise the house construction was too much for us.

Since we know that the rental apartment is only a temporary stop, it was and is okay for us.
We would have done the same in the case of a renovation.

We are currently doing Option 3 (400km) We have great - future - neighbors who are there for us. Additionally, a building surveyor. And - from our point of view the most important: a (local) company with an experienced site manager, with whom we have a good feeling. It's also not his (the site manager's) first remote build - he said.

Thanks for your input! We would have our family very close to the possible building site. How did you manage the financing? Did a second loan installment still fit into your budget, or did you take another approach?

Having family on site are great conditions! If they're okay with accompanying the construction, I wouldn't have any doubts about being able to do it myself :)

We are building our first house, so we don't have a double burden with two loans. I would talk to the banks to see which option they suggest.

Or maybe the developer is open to something. We once spoke with Scanhaus Marlow. They advertised payment only after completion.

You only start repaying once the full loan amount has been drawn down anyway...? Sure, interest accrues beforehand, but not the full installment, right? Or is it about getting additional financing at all?
