How to place the house on the property?

Hello everyone,

we are currently planning the orientation of our house on the plot. The house has external dimensions of 12x8.25m. Our plot is a total of 1304 sqm in size and in the front area where the house is to be placed about 20m wide and overall between 60-64m long.

The attached pictures are already oriented north. Access to the plot is from the east side. Due to the adjacent dead-end road to the south, we have the optional possibility in the future to separate another plot in the rear part of the property and access it via the road.

Essentially, our question now revolves around: How would you position the house on the plot? With the gable side facing the street? That would have the advantage that you would still have a usable garden or terrace area in the south of the plot. If we rotate the house by 90 degrees, we have a great west view into the large garden. Also from the dormer on the upper floor. Furthermore, the house would probably be better positioned on the then smaller plot in case of a possible plot division. A west terrace is actually our preferred orientation.

Please don’t be confused by the two carports. The location of the house does not depend on their locations.

How would you place the house? Am I overlooking something?

Thanks in advance!

Thank you for your opinion. Why would you do it that way? I'm also still unsure about the carport and how to do it. Basically, I want to place it crosswise in front of the house. But I'm still undecided whether on the north or south side...

If you want privacy from the street, I would place the carport rather in the south.

I like the sun, so for me the left picture. It is also energetically better if you have many windows in the south.

Besides, the distance to the house located to the south is greater, if there is one. Unfortunately, you have provided too little information there.

No, there isn’t one. There is a dead-end street. Only behind that comes a bungalow.

That sounds like a specific house model - so it probably also has a specific layout (and rooms whose window side(s) are not indifferent). ... which sounds to me like a low probability of being able to neglect the height difference factor. On this half factual basis, my answer can at best be "42" ;-)
