How to orient the house on the property?

Hello,

after a long time we have received a plot of land and now have to consider how to place the house there in the most foolish way.

The plot is about 650 m² in size, the dimensions are only extrapolated from the construction plan since the survey has not yet been carried out, but should hopefully be correct and remain roughly the same. North is at the top of the pictures.

We do not yet have a floor plan of the house and, if possible, would like to build a double garage (with a parking space in front and a storage room at the back) in addition to the house if there is room for it. We do not need a south garden, but there should be some garden in the west so that we can enjoy the evening sun and possibly a small spot in the south in case we want to sit in the sun sometime.

The house will be max. 160 sqm (2 floors), so no larger than approx. 10x10 meters.

If I have forgotten anything, please ask, otherwise I am grateful for all suggestions and ideas.

100 sqm of floor area should be easy to achieve there, but I would move away from the square meter measurement. Is there a ridge direction requirement?

Do you have the slope included in the planning? With a slope, I can see almost everything, but no 10 x 10 square as an urban villa. So, it’s not just about the location, but about which house. I would probably put the garage at the back in the east on 294… then the house on 295. If you want the focus of the open-plan room in the west, the bedrooms could go in the basement… Hmm, it’s not easy. Split-level? How much budget is available just for the house? And for the outdoor facilities?

In the development plan, no ridge direction is specified if I haven't overlooked it, but somehow photovoltaic panels should be sensibly placed on the roof.



I haven't considered the slope yet. Honestly, I can hardly imagine it.

Split-level might work, but there are actually too many stairs that would have to be used daily.
The budget for the house is 500,000, and there is no budget yet for the outdoor facilities; I hope that no more than 80,000 will be incurred.

But you know the property? Have you seen it before? It is there after all, so you have to plan with it.

When it comes to placement, one point takes precedence that no one can take off your hands to figure out for you: your personal preferences. Here are a few questions for you to answer yourself:

These questions can be answered in several ways, here just a few examples:

I have a few thoughts on this that may possibly contradict your priorities.
Behind the plot is a green area that I can appropriate to visually enlarge my living space. For me, this means concretely that I would build the house as high as possible on the slope and behind it a hard-to-see private terrace with a visually restrained transition to the green area, which offers generosity even though there are only a few meters of property left on the plot itself. A garden at the front is certainly more public, but ideally uses the slope location and sunny direction. Also great for children, for whom going in and out is much easier. Cars come as close as possible to the street – who wants to cover everything with pavement – walking a few meters with groceries or unpacking an umbrella would be less important to me.

No matter how I turn and twist it, daylight and a connection from inside to outside are very important to me, so a square floor plan would not be an option for me. Others may prefer the atmosphere of a protective cave and more seclusion; here minimizing the exterior wall meters is naturally a suitable means.

As a house form, I am thinking of a split-level on your plot, which structures the areas "living together," "housekeeping and technology," "retreat/private chambers," and possibly "job" well.


That is a question of intelligence in the arrangement. You can certainly have several stairs simultaneously but coherent everyday routes without steps. Free yourself from the shape.


The dumbest would be with the roof down...
