How to formulate a bid for a property?

We have finally found a property that we like and that fits our project. Small problem with it: there is no sale price, but the seller wants a bid. Does anyone have tips on how to best formulate a letter with the bid? With regard to the fact that we do not want to exhaust our budget completely, but if someone outbids us, we might increase our bid again.

Private seller, phone contact yes. He would like a non-binding offer by email.

He wants to collect bids throughout [February]. Maybe submit one first and after about 2 weeks ask where we stand and possibly increase it again?

Place the bid that suits you. No more, but also no less. Make it clear that the price is your final price.

Otherwise, it will end up as a bidding war, and you cannot be sure that the seller is not playing different bidders against each other.

If you get the property, that's good. If not, keep looking.

Bid always + X EUR (e.g. 5 TEUR) higher than the third-party bid (preferably disclosed), up to a maximum amount of Y EUR.
